AIR CONDITIONING & HEAT

Each apartment complex is equipped with its own thermostat. Please do not modify air conditioning or heating units or set anything near the air conditioner because it may interfere with its normal operation. Due to the extreme fire hazard, do not set anything near the baseboard heaters located in several of the apartment complexes.

APPLIANCES

Due to fire and safety concerns, the following items are not allowed: space heaters, halogen torch lamps, and sunlamps. Residents are not permitted to install their own window A/C units.

BICYCLES

There are bicycle racks at each apartment complex. Please use the rack nearest your apartment. It is recommended that you lock your bike with a high quality lock and register your bike with the Boise City Police substation on campus. Bicycles should not be locked to railings or trees. Bikes cannot be stored in your individual apartment. Several times throughout the year University Housing will tag all bicycles to determine which ones are abandoned. Abandoned bicycles will be impounded by the Boise City Police Department.

Bicycles may not be stored or parked in any unauthorized public areas (such as stairwells, lamp posts, trees, etc.), nor ridden in the common hallways.

CABLE TELEVISION & INTERNET ACCESS

University Square has free basic cable service delivered directly to the apartment. If you have problems with the cable in your apartment, contact the Apartment Office to complete a work request.

Tenants residing in Heights, Manor, Park, and Village can purchase cable TV directly from a private vendor.

All of our facilities provide direct, high-speed access to the Internet. You must have an Ethernet card (wireless in Village), current virus scan software, and a BroncoWeb user account to gain access. Contact the Apartment Office for help or more information about your computer needs.

CHILDREN’S CENTER

The Center was established in November 1979 to provide a quality childcare program for the children of full and part-time BSU students, faculty and staff. The professional staff strives to provide a model educational program for all the families it serves. Students from University, Academic and Technical school programs are assigned to the Center for internships, field methods, and volunteer work. They also serve as an observation site for University students fulfilling class requirements. The Children’s Center can be contacted at 426-4404.

COMMUNITY CENTERS

There are two apartment community centers, one in Village and another in Square. The space is dedicated for use by Housing staff and students. Space can be reserved by filling out a reservation form at the Apartment Office.

COMMUNITY ACTIVITIES

Throughout the academic year Apartment Life Staff will provide a wide variety of social and community events. We encourage all of our residents to participate in the activities. If you have suggestions or ideas, feel free to contact the Apartment Office.

DECORATIONS

University Housing is committed to the principles of free expression and exploration of ideas inherent in an academic environment. We also embrace the equally important principles of civility and mutual respect that should be afforded all members of the housing community. We ask that residents consider the potential negative reaction or emotional harm that public displays of materials or items which could be construed as bigoted, demeaning, degrading, or victimizing in a discriminatory manner may cause to their neighbors in the community. Residents have a responsibility to not undermine the human dignity, personal safety, or psychological well-being of other community members.

The main apartment door is considered public space; therefore, Apartment Life Staff has discretion on the appropriateness of materials posted. Failure to comply with community standards or the request of a staff member may result in disciplinary action.
Decorating your apartment, door, and other areas of your community is encouraged, but please do so in a manner that won’t damage your community facilities. Because tape and stickers can cause damage, we recommend using putty to hang posters, etc. Items cannot be attached to or impede any fire safety equipment including smoke detectors, sprinkler heads, and exit signs. Also, the decorations must not impede access to hallways, doorways, stairs, corridors, or other equipment. Decorations may not be hung from ceilings. Given these guidelines, be creative and personalize your community.

Please note that only artificial trees and wreaths are allowed during the winter holidays due to the fire danger that live trees present.

SMOKE DETECTORS

Fire extinguishers are present in/near every apartment. Maintenance should be notified if the extinguisher has been used or the gauge is not reading in the “normal” range. You should inspect your fire extinguisher annually.

FRONT DESK SERVICES

Monday – Friday 8:00am – 10:00pm
Saturday & Sunday 10:00am – 6:00pm

All the apartment areas (and University Suites) are serviced by an office located in Building C of University Square. The Apartment Office is where all business functions of the apartment community are handled. Mail is delivered, work requests can be completed, and questions can be answered at the office. In addition, there are vacuums, games, athletic equipment, and a variety of other supplies for resident use.

KEYS

Key security is very important – do not loan or hide your keys under a mat. The agreement holder is assigned keys to their apartment, laundry room, and mailbox; the Student ID card serves as the exterior door key for University Square. This allows limited access for safety reasons. Leaseholders will be issued a spare apartment key and additional ID cards for occupants listed on the agreement. If you lose a key or an ID card, contact a staff member immediately for the safety and security of your community.

All keys are a minimum of $30 to replace and ID cards have a $25 replacement fee. In your absence, we will not allow anyone access to your apartment without your explicit written permission if they are listed on the agreement or tenant information card.

LANDSCAPING / SNOW REMOVAL

University Housing will provide regular upkeep of the landscaping around the apartment facilities. Lawn mowing will take place between the hours of 8:00am and 5:00pm.

During the winter, University Housing staff will remove the snow and ice from the sidewalks, landings, and most frequently traveled walkways at the apartments and residence halls. University Housing will ordinarily clear the snow between the hours of 7:00 a.m. and 10:00 p.m. During periods of prolonged snowfall, snow may be removed after 10:00 p.m. and before 7:00 a.m.

LOCK OUT POLICY

If you lock yourself out of your apartment during office hours you will need to call or come to the Apartment Office. After hours, you will need to contact BSU Security at 426-1453. You are permitted one lock out per semester. Each additional lock out will be charged at a rate of $10/time to your student account at the conclusion of each agreement term. Only those listed on the agreement or the tenant information card will be let in the apartment.

LAUNDRY FACILITIES

All of our communities have their own laundry facilities conveniently located for you. If you have any problems with the laundry facilities, contact the Apartment Office at 447-1002.

MAIL

Each apartment is assigned their own individually numbered mailbox with a key. Mailboxes are located centrally in each complex. Oversized mail and packages can be picked up at the Apartment Office. Notices will be placed in mailboxes to pick them up during normal business hours. University Square residents have access to the mailboxes from 7am to 11pm daily.

MAINTENANCE AND REPAIRS

When placing a work request please make sure to specifically explain the location and nature of the problem. We will need your name, building address, apartment number, phone number and an email address to keep you apprised of your request status. In the event the nature of the repair is not “normal wear and tear” the resident may be held accountable for any necessary repair costs.

Computer Repairs
If you need assistance connecting to the internet or have problems with the network, please visit or call the Apartment Office (447-1002) to complete a work request and schedule an appointment.

Non-Emergency Repairs
If you have a non-emergency repair or maintenance need, please visit or call the Apartment Office (447-1002) to complete a work request. University Housing maintenance personnel are available for routine repairs Monday – Friday 8am to 4pm.

Emergency Repairs
If there is an emergency maintenance need such as a burst pipe, overflowing toilet, broken window or door (computer issues are not considered an emergency and should be dealt with during normal business hours), please contact a University Housing staff member for assistance by calling the office (447-1002) or the on-call phone number (867-6178) if it is after normal office hours.
PARKING

Each apartment community has its own designated parking areas for which residents may purchase passes. Costs and parking regulations can be obtained through the Department of Parking and Transportation Services: 426-PARK.

Please note that second parking passes for the apartment community may not be available as these are issued when there is availability and on a first-come, first served basis. Second passes can be purchased through Parking and Transportation Services. Passes are only in effect from August to August of the following year – thus passes must be renewed each July.

Guest passes are available for each apartment. Guest passes are free for up to five days per month and must be retrieved prior to the timeframe needed. There will be a daily charge for guests who park beyond five days. Passes can only be obtained through Parking Services.

Any concerns about parking should be communicated directly to parking services.

PLAYGROUND AREAS

Each apartment community has a playground area for children living in the apartments. Please make sure your children are properly supervised while playing in the playground area. Report any potentially dangerous conditions to the Apartment Office.

RENTER’S INSURANCE

As a resident, your belongings are not insured against such things as theft, fire, or water damage. Boise State University recommends that you purchase renter’s insurance or be covered on a parent’s homeowner plan in the event something unforeseen happens.

STORAGE

There is no extra storage available within our communities. You may wish to explore professional off-campus storage services to accommodate your additional storage needs.

STUDENT ID CARD ACCESS FOR EXTERIOR DOORS

University Square maintains a card access service that requires residents to use their BroncoCard or Student ID to gain access to their building. Only those residents living in the building will have access to that particular building. If your ID card is not functioning properly to access your building, please contact the Apartment Office immediately. Residents residing in University Square will need to have an ID card equipped with a “proximity” chip. ID cards are only available to tenants and occupants of the age of 12 years or older listed on the agreement. ID Cards can be obtained through Campus ID in the SUB.

TELEPHONES

Each apartment in University Square is equipped with a local phone line available in the living room. The cost for local phone calls is included in the rent, but long distance phone calls must be made with a calling card purchased from an outside vendor. Students are responsible for providing their own analog phone. If you choose to use a cordless phone, it is STRONGLY recommended that it be a minimum of 900 megahertz.

Tenants in the other apartment communities must work with an outside vendor to purchase a phone line. Those residing in Manor may request local phone service through the Apartment Office for $25 a month.

VENDING MACHINES

There are vending machines available in select apartment facilities. In the event of a vending machine error, contact the Apartment Office at 447-1002. University Housing is not responsible for providing refunds, however, refund slips are available and will be processed by the vendor.
